Log Cabin Site Preparation

• Log Cabins from Cozy Cabins, LLC are built on a 4x4 pressure treated foundation. This way they can be set on a crushed stone or concrete pad. Some of the larger log cabins can be built with 2x8 or 2x10 floor joists and set on a crawl space foundation or even a basement.
• When using a stone pad, the area needs to be leveled and raised enough so no run off water will go under the cabin.
• Put 4" to 6" of crushed stone down about 1' wider and 1' longer than the actual size of the cabin. Do not use clean stone, ask for stone with fines in it so it will pack and make a firm foundation.
• Level the site with a laser, or you can tape a level to a straight 2x4 approx. 12' long.
• After the stones are leveled, use a plate tamper or drive your truck, skid loader, etc. over the area to pack the pad. Then recheck the pad for level and add stone as needed. Repeat until the site is level.
• For a concrete pad use approx. 4" to 5" of reinforced concrete on top of 4" of clean stone. For basement or crawl space foundations check with your local township for their requirements.
• Log Cabins on a stone or concrete pad with plumbing in it will need an access pit for water and sewer connections. Pit can be approx. 3' x 6' and 3' deep, with half the pit under the cabin and half outside the cabin. The sewer and water can be brought into this pit allowing access for a man hole to go under and make connections. The location of this access varies for each floor plan. Since it's 3' deep or below the frost level in your area the ground temperature should keep pipes from freezing.

• Our Cozy Log Cabins are delivered to your location fully assembled and ready to use. These log cabins are large and need to have an area large enough to be accessed by a tractor trailer. Some of the smaller units can be delivered by pickup truck and trailer. Have your authorized Dealer make a site inspection to make sure site is accessible.
• Lane needs to be stoned in or free of all mud at time of delivery. On straight stretches we need approx. 2' wider than the cabin's width and a 14' high clearance.
• On turns in driveways we need adequate space to make the turn. Site must be cleared of all trees, tree limbs etc, within the area where cabin needs to enter the site.
• Cabins are delivered with a special-built trailer similar to a rollback. The truck or trailer backs onto the prepared pad and then tilts until rear of cabin is on the ground then drives out from underneath the cabin.
• There needs to be adequate space for truck to pull out. Distance in front varies with length of building. Approx. 85' to 150', this will vary from site to site.
• The larger double wide Cabins (16' - 22' wide and from 30' on up to 48' long) will require a crane to set them on a foundation or concrete pad.
